  • Review tenant charges

  • Look at management fee methodology and investigate discrepancies; the management fee calculated in the VO reconciliation export will be reviewed and any differences investigated
  • Review actual vs budget expense variances, query major variances with property manager
  • Calculate and note the expense and tenant adjustment variance percentages
  • Make adjustments for obvious expense coding errors
  • Make adjustments for prior and current year accruals
  • Enter any manual accruals to the journals tab (not the accrued expense tab)
  • Make adjustments for prior and current year prepayments
  • Prepare and include directly recoverable expense reconciliation, if required
  • RealTrust will review the completed reconciliation prior to handing it on to the property manager
